Blend those together and you get one "Water Valley median." Split them apart and you get three different products with three different value propositions.

For a relocating buyer comparing Water Valley against Highland Meadows or Soaring Eagle, this reshapes the comp set. A $700,000 patio home in Water Valley South and a $700,000 waterfront home on Windsor Reservoir in Soaring Eagle are not the same product. The Water Valley home is buying you a lifestyle you access on foot or by cart. The Soaring Eagle home is buying you a view and, in some plats, direct water frontage. Neither is better. They are underwriting different things.
The membership stack sitting on top of the mortgage
Most Water Valley owners carry two recurring costs beyond the mortgage and property tax. The first is the HOA fee through Advance HOA at 1613 Pelican Lakes Point, which varies by sub-community and is heaviest in the maintenance-free patio home enclaves such as Casitas of Water Valley and the Trumark-built Pelican Shores, where the association handles lawn care. The second is the discretionary layer: a Pelican Lakes golf or social membership if the household wants pool access, and a slip or launch arrangement through the Marina at Water Valley if they want to keep a boat.
Buyers who plan to swim laps three mornings a week should price the social membership into their carrying cost before they choose between a $610,000 patio home here and a $610,000 home outside the community. The pool is not an HOA amenity. It is a club amenity that sits behind a paywall the HOA does not collect.
What the Pelican Shores sellout changed
On April 16, 2026, Trumark Homes announced that Pelican Shores at Water Valley had sold out. That was 59 detached luxury patio homes, all with primary suites on the main floor, marketed as lock-and-leave living inside the golf course. The final closings at Pelican Shores were the last meaningful tranche of new patio-home inventory the community will absorb for a while.
The consequence for a buyer in the second half of 2026 is that the lock-and-leave, single-level, HOA-maintained tier now has to be acquired on the resale market. Redfin's three-month window ending May 2026 put the Windsor median sale at $580,000, up 1.7 percent year over year, with homes averaging 83 days on market versus 65 a year earlier. Different portals draw the polygon differently, but the direction is consistent: prices are roughly flat, and time on market has stretched.
Inside Water Valley, that softening does two things at once. Answer those before you anchor to the portal median. The median is a starting point. The deed and the HOA book are the transaction.
